Building Green at Kaslo Bay Estates Townhomes Project
Key Green features of Kaslo Bay Estates include:
-
Construction exceeds BC building code standards in harmony with Built Green TM Canada standards (website: www.builtgreencanada.ca/).
-
Foundation walls are constructed using Insulated concrete Forms (ICF) offering at least R20 insulation value creating units that are very energy efficient.
-
Basement floors are insulated concrete slabs with embedded hydronic in-floor radiant heating making the lower floor truly liveable space.
-
All common walls between units are ICF concrete walls that greatly reduce the sound transmission between units.
-
Exterior wood framed walls are constructed with offsetting two by four stud walls insulated to R28, and ceilings to R50. All lintels and headers are insulated to a minimum value of R14 resulting in living space that is cooler in summer and warmer in winter.
-
Exterior cladding is low maintenance cement-cellulose fiberboard.
-
All windows are Energy Star rated low E, Argon filled providing increased R-value and less heat loss. The glazing coating can either reject or allow radiation to penetrate the room, thereby improving the living space.
-
Interior finishing using natural materials such as granite countertops and all floors are bamboo, cork, or hardwood and ceramic tile in humid areas attached with low VOC adhesives.
-
Enhanced Indoor Air Quality by the use of low VOC finishes and adhesives further improved with an Active Heat Recovery Ventilation (HRV) System managing fresh makeup and exhaust air coupled with a central vacuum system.
-
Heating and cooling of each dwelling is done by the use of individual heat pumps with zoned programmable temperature control that provides heating in winter and air conditioning in summer.
-
Real time electricity monitor measuring kilowatt-hour usage is installed in each dwelling to track energy use.
-
Each unit is equipped with Energy Star appliances and a homeowner recycle center.
-
Built “Solar Ready” following Canadian Solar Industry (CANSIA) Guidelines.
-
Low flow plumbing fixtures are installed in each bathroom and kitchen coupled with real time water meters permitting residents to track water use.
-
Rainwater will be collected from roofs and stored for reuse as irrigation water, and all paving with cobblestones to minimize the impact on ground water.
-
Streetlights will be solar powered with battery backup.
-
Final educational walk thru with the owners highlighting the complete features included in the complete Development.
Built Green TM Canada
Built Green TM Canada is a voluntary program of
industry members, supported by Natural Resources
Canada that provides quality homes for enhanced
living.
Pennco Homes Ltd. is a member of the Canadian Home
Builders’ Association and a Certified Built Green
TM
Builder. Based upon our commitment to environmental
sustainability and energy efficiency details, the
construction of Kaslo Bay Estates goes beyond the
requirements set out in the BC Building code. This
attention to detail permits the units of Kaslo Bay
Estates to be registered as a Built Green TM project
with Built Green TM Canada. An additional benefit of
the program is a construction plan review based upon
the Built Green TM checklist and confirmation
testing by third parties that verify the efficiency
of the overall construction. The resulting
designation from this program stays with the units
and is expected to enhance the value of your
investment in Kaslo Bay Estates beyond the initial
purchaser.
